Who you're dealing with

This site is operated by A S I S HOLIDAY HOMES RENTAL L.L.C, a holiday home management company licensed by Dubai's Department of Economy and Tourism (licence 1511756), Business Bay, Dubai, UAE.

By using this website you accept these terms. If you don't accept them, please don't use it.

Revenue projections — read this part

Any projection we prepare for you is an estimate. It is not a quote, a forecast or a promise, and nothing on this website guarantees any level of income.

Projections are built from what comparable properties we manage have historically achieved. Your apartment is not those apartments.

What your property actually earns depends on things no projection can fully know, including:

• The specific building, floor, layout, view and condition
• How it's furnished, styled and photographed
• Seasonality — Dubai's peaks and troughs are steep, and they move
• Demand, competition and pricing across the market
• Regulation, licensing and building or community rules
• Broader economic conditions entirely outside anyone's control

Do not make a financial decision based on a projection alone. Even a projection based on your actual property is an informed estimate, not a guarantee. We're not financial advisors and nothing here is investment advice.

Past results are exactly that

Where we show a case study or figures from a property we've managed, those are real, historical, and specific to that property, that period and that market. They are not a prediction of what any other property will do. The purchase and sale prices in any case study are the owner's own transactions, and any change in property value reflects the market — not something we deliver or influence.

What this website is

It's information about our services and an invitation to get in touch. It isn't a contract, an offer capable of acceptance, or a booking. Any work we do together is governed by a separate written management agreement setting out fees, responsibilities, term and notice.

Fees shown here (currently 14.5% + VAT of what your property earns) reflect our standard terms at the date above. They can change, and your agreement is what binds.

The free listing review

If you send us a link to a listing you already run, we'll review it and share our honest opinion — normally within 24–48 hours, free, with no obligation on either side.

• It's an opinion, not an audit, valuation or professional advice.
• You're free to act on it yourself, ignore it, or take it elsewhere. We don't mind.
• Please only send us listings for a property you own or are authorised to act for.

Referral offer — AED 2,500

If you introduce an owner to us, we'll pay you AED 2,500. The conditions:

• Tell us about the referral before the owner contacts us, and give us their name — we can't credit a referral we didn't know about.
• Payable once the referred owner signs a management agreement with us and the property goes live — meaning it is listed and available to take bookings.
• We pay it within 45 days of the property going live.
• One payment per property, not per introduction.
• Not payable if the owner was already in contact with us, is an existing client, or is you.
• If the property is withdrawn before it goes live, no payment falls due.
• The payment is made gross. Any tax you owe on it is yours to handle — we don't withhold or account for it on your behalf.
• We may change or withdraw this offer at any time. Referrals already introduced and accepted before a change are honoured on the original terms.
• Where anything is unclear or disputed, our reasonable decision applies.

Using the site properly

Please don't misuse it — no scraping, no attempts to break it, no submitting false details or other people's data, no using our enquiry form to send marketing. Ordinary human use is very much welcome.

Our content

The text, photographs, design and brand on this site belong to A S I S HOLIDAY HOMES RENTAL L.L.C. Photographs are of properties we manage. Please don't reuse them without asking. Guest reviews are real, quoted from public listings, with guests' names removed.

Third-party links

We link to services like WhatsApp. Those aren't ours and we're not responsible for them.

Availability

We try to keep this site up and accurate, but we don't promise it will always be available or free of errors. We may change or remove any of it at any time.

Liability

To the fullest extent UAE law allows, we're not liable for loss arising from your reliance on information on this website — including any decision made on the basis of a projection or estimate. Nothing here limits liability that cannot lawfully be limited.

Governing law

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the Dubai courts have exclusive jurisdiction.
